Do I need a lease guarantor?
- We screen all our applicants and require a guarantor or additional security deposit on all leases. The security deposit varies by floor plan. You can ask a leasing specialist by calling our office today!!
What if I do not have roommates in mind?
- That's no problem at all! We can pair you up with people who have similar lifestyles, interests, etc. Just fill out the form during the application process and leave the rest to us!
What is an individual lease?
- When you sign an individual lease, you are only responsible for your rent; in other words, you have no liability for the rent of the other apartment residents. If your roommate transfers or graduates, you have no responsibility for their financial obligations. This is a significant advantage over the joint and several leases (where each resident is liable for the rent of all residents in the unit) which are often used at rental houses and other apartment properties in the area.
What is included in the furniture package at The Commons?
The Commons offers furnished apartments. Bedroom furniture includes a full-size bed, a desk and desk chair, and storage such as a dresser or under-bed drawers, depending on the layout.
Living-room furniture includes seating, tables, and an entertainment center. Dining furniture or breakfast-bar seating varies by floor plan.
Review the furniture package for your selected apartment before move-in, since the pieces and quantities are not identical across all layouts.
Is Renter's Insurance Required?
- Yes, our community requires each resident to carry an active tenant liability policy for damage to the landlord’s property during the term of their lease. We require a minimum of $100,000 in general liability coverage. We also recommend residents purchase content coverage (also known as personal property insurance) to cover your personal belongings.
Are utilities included in rent at The Commons?
For apartments leased directly through The Commons, rent includes water, sewer, trash collection, and high-speed internet. Electricity is billed separately to residents mid-month.
Review your lease for utility-billing details and other applicable charges. Students housed through Miami University should refer to their university housing agreement for billing information.
Are pets allowed at The Commons?
Yes. For apartments leased directly through The Commons, cats and dogs are welcome with prior approval. There is no pet weight limit, but breed restrictions apply.
The pet policy allows up to two pets per apartment, or one pet when a resident leases a single bedroom in a shared apartment. Pets must be registered with the office and included on the lease.
Pet charges include a one-time $300 fee and a $30 monthly fee. Confirm the charges applicable to your pet before adding it to your lease. Students in university-assigned apartments should follow Miami University’s animal policies.
How can I pay my rent at The Commons?
For residents leasing directly through The Commons, rent is due on the first of each month. Payments can be made in the office by check or money order, or online through the Resident Portal using a credit or debit card. One-time and recurring online payments are available.
Students assigned to The Commons through Miami University are billed through their university Bursar account and should follow Miami’s payment instructions.
Is The Commons exclusively for Miami University students?
No. For apartments leased directly through The Commons, the community welcomes all qualified applicants, including undergraduate and graduate students, international students, university employees, young professionals, and families. Students attending Miami University’s Oxford, Hamilton, and Middletown campuses or other colleges are welcome to apply. Apartments assigned through Miami University’s housing program have separate university eligibility requirements.
Is The Commons affiliated with Miami University?
The Commons is a privately operated apartment community, and Miami University also leases a group of apartments here as additional University Housing. Students assigned to university-leased apartments hold a housing contract with Miami. Residents leasing directly through The Commons use the community’s own application and lease process. Confirm which housing arrangement applies to you before applying.
Can Miami University freshmen or sophomores live at The Commons?
It depends on the housing arrangement. Miami generally requires full-time first- and second-year Oxford-campus students to live in University Housing through the spring semester of their second academic year. Signing a private lease at The Commons does not, by itself, satisfy that requirement. Students considering a direct lease should confirm any applicable exemption and required documentation with Miami’s Campus Services Center before signing. University-leased apartments at The Commons are assigned through Miami’s housing process.
Where is The Commons, and how far is it from Miami University?
The Commons is located at 610 Oxford Commons in Oxford, Ohio, near Miami University’s Oxford campus (1.5 miles). Residents can travel to campus by car or use nearby BCRTA bus service. The community is also close to Oxford shopping and everyday conveniences.
Is there a bus from The Commons to Miami University?
Yes. Butler County Regional Transit Authority’s O1 route serves the nearby Wells Mill stop and connects the area with Miami University’s Oxford campus. The route is free to ride. Check BCRTA’s current timetable, route map, and service alerts because schedules can change during academic breaks, holidays, and other service adjustments.
Can I walk to groceries and shopping from The Commons?
Yes. The Commons is within walking distance of Kroger and TJ Maxx, making it convenient to shop for groceries, household essentials, and other everyday items without driving.
What floor plans are available at The Commons?
The Commons offers furnished one-, two-, and four-bedroom apartments, with layouts ranging from 413 to 1,125 square feet. Options include traditional one-bedroom apartments, one-bedroom apartments with an office, two-bedroom apartments, a two-bedroom townhome, and a four-bedroom apartment. Availability varies by layout and lease term.
Does The Commons offer townhome-style apartments?
Yes. The B2 is a two-bedroom, two-bathroom townhome with 1,125 square feet. The layout places the kitchen and living area downstairs and both bedrooms upstairs. Each bedroom has a connected private bathroom. The townhome also includes an in-unit washer and dryer and a private storage closet.
Does The Commons offer apartments with a separate office or bonus room?
Yes. The A3 and A4 are advertised as one-bedroom apartments with an office. These layouts provide additional space that can be used for studying, working from home, or other everyday activities. They are marketed as one-bedroom apartments, so applicants should not assume the office is an additional leased bedroom. Review the specific layout with the leasing team before applying.
Do The Commons apartments have private bathrooms?
Bathroom arrangements vary by floor plan. The B1 and B2 two-bedroom layouts each provide private bathrooms connected to the bedrooms. The D1 four-bedroom layout has two shared bathrooms rather than a private bathroom for every bedroom. Review the specific floor plan before selecting an apartment.
Do The Commons apartments have an in-unit washer and dryer?
Yes. The Commons apartments include a washer and dryer inside the apartment, so residents can do laundry at home without using a shared community laundry room.
What kitchen appliances are included at The Commons?
The Commons apartments include a refrigerator, stove and oven, microwave, and dishwasher. Residents should bring their own cookware, dishes, utensils, and any small countertop appliances they want to use.
What should I bring when moving into a furnished apartment at The Commons?
Residents should plan to bring personal belongings and household essentials such as bedding, towels, cookware, dishes, utensils, toiletries, cleaning supplies, and personal electronics. Is The Commons pricing per person or per apartment?
Both types of pricing can appear, depending on the space option selected. An option labeled “Furnished Per Person” shows the rate for one resident, while “Entire Unit Furnished” shows the rate for the whole apartment. Check the space-option label and lease term when comparing prices. Students assigned an apartment through Miami University should refer to their university housing rates instead.

For a direct lease, select Apply Now on The Commons website and create an applicant account. You can save your progress, return to complete the application, and check its status online. Students seeking university-assigned housing should follow Miami’s housing application process instead.
Can I take a virtual tour of The Commons?

Can I request specific roommates or a specific apartment at The Commons?
